INTERIOR CONDO RENOVATION, FUTURA EAST BY FILINVEST, CAINTA, RIZAL, PHILIPPINES
We were given another great opportunity to design the interior of a two-bedroom unit in a Mid-Rise Condo located in the newly constructed Futura East by Filinvest in Cainta, Rizal, Philippines. The suite is about 32 sqm in size and is on the 10th floor, the topmost level of one of the buildings in a three-building complex development.
It is not our first time doing an interior design for a Filinvest-developed property, so we have ideas about the process and their standard and design styles. Before we jump into the unit's interior design details, let me walk you through some of the features of the Futura East complex development.
Futura East Development
The development consists of 3 mid-rise condo buildings on a 2.2 hectares of land, which will be completed in 2023-2025. It means that everything's brand new, including its excellent amenities such as outdoor swimming pools, basketball court, clubhouse, and many open spaces. Their target markets are young professionals who are looking for cost-effective real estate investment, as well as those who are planning to start a family.
Aside from all mentioned features and amenities, the complex is strategically located near essential landmarks and businesses such as supermarkets, schools, offices, and hospitals, making it a great rental investment property.
Two Bedroom Unit
With significant consideration of the location, development features, and amenities, the owners purchased a two-bedroom unit to turn into a rental property by listing it on Airbnb and hope to turn it into a long-term rental in the future.
The turned-over unit will have existing floor tiles, a small kitchen, and a bathroom complete with the developer's standard plumbing fixtures and finished walls and ceiling. Because of its size, space planning is a bit of a challenge. Both bedrooms are well-defined in the floor plan except for the kitchen, living, and dining areas. Strategic planning for the three areas is essential to develop a well-thought-out open space plan where every inch of the unit is utilized.

Design Style that Speaks to Future Tenants
It is an investment property that the owner plans to rent out using Airbnb services or other third-party leasing agents. With this in mind, we devised a design approach that will look and feel universal to tourists, students, and young professionals.
Ensuring the interior feels homey, clean, and relaxing is vital to achieving what the owner intends the unit to use for. We introduced using luxury vinyl planks as flooring replacements to add warmth and softness to the suite. A combination of warm white and a splash of cool paint colors were used to pair with new wood finishes.
Bring in the Natural Lights
We significantly changed the existing walls by changing the partition between the living and the two bedrooms to frosted glass walls. The two doors were also changed to new frosted framed glass doors. We knew that we would sacrifice the acoustic value of the existing walls; however, letting the natural lights into the living area from the only two windows in both bedrooms is essential.
Both bedrooms' privacy was kept using frosted glass instead of transparent glass walls. However, if this route is not possible, the best we can do to let the natural lights in the living room is to change the bedroom doors to frosted glass doors.
Storage and Open Shelves
Since the unit will be used for a short-term lease, we thought providing more open shelves for displaying stuff would be acceptable. However, because the owner wants this unit to be used as a long-term rental, we offered additional storage in both bedrooms.
We designed the kitchen to cater to light cooking and storing dishes for 4-5 guests. We provided a combination of open shelves and closed upper cabinets for the aesthetic and proper organization of kitchen utensils and decors. The kitchen's base cabinet was utilized to have a set of drawers and side shelves for shoes.
Furniture that makes the best use of Limited Spaces
Furniture sizes and placement are crucial in open living, dining, and kitchen space. We decided to locate the furniture group in the middle of the room to create a circular traffic flow. With this new layout, there's ample space for doing the room's three major activities.
To cater to at least 4-5 guests, both bedrooms will have bunk beds and other essential furniture such as a table, chairs, and luggage bench. Both bedrooms also have closets and shelving for storing guests' stuff.
Simple yet Playful Decorative Lights
Decorative lights help to set the mood and add more style and texture to the space. It is why we added a few decorative light fixtures in the unit. We also ensured that these lighting fixtures were fixed and defined by furniture locations, so guests didn't have to move or relocate them.
A home away from Home
When we learned about the project and its purpose as a short-term rental that will soon be listed in Airbnb, we were thrilled and gladly accepted the design task. We were avid travelers and usually booked our accommodations using Airbnb. Because of that, we could experience the pleasant and ugly truths about short-term rentals.
Ultimately, the main goal of the design for this unit is to make the guests feel at Home. The guests should feel comfortable and relaxed once they open the entrance door and drop their bags on the floor. I expect that feeling every time I travel and rent someone's place, and I know that most people want that too.
